This policy outlines the necessary steps and criteria for renting one of our units. Our process consists of 4 distinct stages: Screening, Application, Decision and, if selected, Leasing. Each is detailed below.
Screening
This stage is important for both parties to understand the process, get to know the home and get to know each other.
- Screening Questions
- After initial contact, prospective tenants will be given a list of screening questions to provide Perfect Spot Rentals, LLC more information about their background and current situation. These questions must be answered in addition to the formal application.
- Property Viewing:
- Prospective tenants are encouraged to schedule a viewing of the rental unit to ensure it meets their needs and expectations.
Application
- Application Submission:
- Interested applicants must complete and submit a rental application form provided by Perfect Spot Rentals, LLC.
- A non-refundable application fee may be required to cover the cost of processing the application.
- Applications may be requested online via a 3rd party provider (i.e. Zillow, SmartMove, etc.)
- Application Requirements:
- Each adult (18 years and older) intending to reside in the unit must submit an application.
- Provide a valid government-issued photo ID.
- Proof of income or employment verification.
- Previous landlord references.
- Consent for a background and credit check.
- Credit and Background Check:
- A third-party agency will conduct a credit and background check to assess the applicant's financial responsibility and rental history.
- Negative information on the credit report, such as bankruptcies or evictions, may affect the application's approval.
- Income Verification:
- Applicants must demonstrate a stable and verifiable income to ensure the ability to meet rental obligations.
- The income requirement is typically set at 3 times the monthly rent and may vary based on specific property policies.
- Rental History:
- Previous landlord references may be contacted to assess the applicant's rental history.
- Late payments, property damage, or eviction history may impact the application's approval.
Decision
- Approval or Denial:
- Applicants will be promptly notified of the application status after the review process.
- Approval is based on a combination of factors, including creditworthiness, rental history, and income verification.
- If the application is denied, reasons for denial will be provided in writing.
Leasing
- Lease Agreement:
- Upon approval, tenants will be required to sign a lease agreement (example).
- The lease will outline the terms and conditions of the tenancy, including rent amount, security deposit, and other relevant policies.
- Upon approval, tenants will be required to sign additional agreements depending on city, village and HOA ordinances and bylaws.
- Security Deposit:
- A security deposit, typically equal to one month's rent, is required before move-in.
- The security deposit will be returned at the end of the lease term, minus any deductions for damages or unpaid rent.
- Move-In Inspection (Example):
- A move-in inspection will be conducted to document the condition of the property before the tenant takes possession.
- Any existing damages should be reported to Perfect Spot Rentals, LLC within 2 days of move-in.
- Perfect Spot Rentals, LLC will obtain pictures and videos of property dated within 7 days prior to move-in.
